  1. I've been developing real estate for 15 years, have developed over 50M in total gross over the years (not profit) by myself with no partners. I don't sell courses. his numbers are all over the place, the math is questionable, he states he's using investors, plus hard money loans, which i know are very high interest (10% to 14%), he mentioned he has around 14 projects going on, if we guestimate his average deal size is $2.5M sales price which = around $1.7M cost each on 14 deals, we can ballpark $30M total active projects, which only requires 25% to 30% cash out of pocket = at most is ($10M cash) to get developers lines of credit to build $30M from national banks at low interest 7% to 8%. Anyone in the real estate business that made $100M over a few years would have the 10M themselves and go to the bank, no need for investors, nor pay high interest hard money loans…. in reality any real estate guy that made 100M from courses would buy at least 60M worth of properties (after tax) then pull an equity line for 40M and thus wouldn't even need financing to develop 30M at a time. yet his main office building is also heavily financed if hes paying 21k a month… so overall it seams he's heavily leveraged everywhere and doesn't have 10M of his own cash in deals, which doesn't math, someone that made 100M just in courses plus 14 deals X 300k to 500k profit each = $5M to $7M a year … its likely he's making money form various places but no where near what he claims.. He exaggerates, the courses are making money, and some deals make money. Good for him, he's likely doing well, but he is 99% BS in the numbers just like most course sellers.

I bought Cody course and proved I canceled subscription before midnight with screenshots to Cody’s team and for some reason it didn’t go thru and because as a busy person I didn’t realize at first that I was still charged until two weeks later they refused to issue a refund. I took screenshots because it was 11:59pm and I was worried it might not work. I legit had screenshots of the landing page when you cancel saying wait please don’t go here’s a offer and then another that said sorry to see you go. Reached out to Cody personally and this clown really tried me saying cause I didn’t follow up immediately he wouldn’t give the $99 back. It’s a shame when someone with so much money is so stingy. I’m sorry I didn’t see you charged me at first I even said your website should be able to see last log in or activity to account look and you will see I never used it once since canceling at 11:59 pm two weeks ago I’m not here trying to get two weeks free you 🤡 Spencer this guy sucks

  3. I remember his original Lamborghini checks Facebook Ads. I used to think he was a fake guru and all flashy (this was even before it's prevalent on IG now). But I've come to understand he is absolutely legit. He does all the work. He could be even more into courses but he is busy doing real work. Cody is legit.

  4. What bothers me is this: That most people can never make enough money and always want more…. Its kinda F@ed up really.. There needs to be taxes that make it "not favorable" to make over a certain amount of money.. Because humans can never have enough, and need to be told ,"you have enough now", so we are taxing you at 80% like the old days…

  5. Met Cody at the First & last Sean Terry seminar I attended back in 2012 and have seen him speak at multiple meetups here in Phoenix throughout the years. Never bought or needed to buy any of his courses. I'm all for expanding your learning of the business you're interested in but If people would get out in the market meet people and learn the business they wouldn't need a course. I can't knock his hustle though. lazy and or unresourceful people make it easy for Gurus like Cody , Sean Terry etc to make a killing off selling courses

  6. That’s why I just created this page to give free gems on how to wholesale real estate along side of doing free masterclasses! Inflation is causing many to look for other sources of income. Yes, I sell a course as well with 8 years experience but like he explained, it gives the extra motivation to apply what you pay for!

  7. I think you let this guy off easy. He clearly dodged your question at 4:20, choosing to just say he had been in real estate for a certain length of time rather than actually answer the question. Later, "I always wanted to teach"…well, if you want to teach so bad, and you are already a real estate millionaire, why charge $10k for a course? -> "You don't value the education if it's free" what a load of crap! Anyone that needs to spend $10k to get motivated to "show up tomorrow" is certainly not going to make it in real estate. I'm sure you didn't need that motivation, Spencer. And i highly doubt Cody did either. Just a cop-out answer, which I'm surprised you didn't grill him on, seeing as that's what you usually do.

    Please don't write this off as hate. I enjoy your videos and donated to your legal fund : )

  8. Wholesaling is a con game. The lower you can get a property under contract by (screwing over the seller) and what you flip it to the end buyer is your profit. It lacks morals from the start

  9. This was music to my ears. I currently am in a huge liquidity crisis because how immensely I expanded my supply firm. Spencer, I sent you an email. I would LOVE to chat with you, and maybe get a platform down the road to help others in business. I am currently seeking funding. Hard money was an option but everyone wants equity in my company. We started with 50,000 and have a company worth 25 million in a conservative valuation in 4-5 months. Please, hopefully my email finds you well. Thanks!

  10. If you're actually a good candidate for this, you will be approached by general partners to invest in their funds, and won't need to buy a course. And they will be legit funds, that your wealthy friends know about. And you can hire an advisory firm like stepstone capital(no, I don't work there, just heard of them in my industry). So… Please, stop looking at people trying to sell your courses.
